Q: I just bought a house. Why isn't my name on the property tax page?

A: The property tax page shows the name of the person or business who owned the house when the tax bills went out for the current tax year. If you bought your home after this year's tax bills went out, your name won't show on the property tax page until the next tax billing cycle.

Q: I bought or sold property before the tax bills were sent out. How long does it take for the ownership changes to show on the property tax page?

A: Once your paperwork is filed after closing, a copy is sent to the Department of Revenue. They update the information in their database, and then that data is sent to the county through nightly (Orion) or bi-weekly (tax billing) updates. It can take 2-4 weeks for all the databases to be updated. If the statements have already been billed for a tax type, the county will not receive an update until the first or second week of January of the next year. See "When are tax bills sent out, and the current tax year records locked for editing?" below for more information.

Q: I recently asked the Department of Revenue to correct name, address or legal description information for my property. Why do the corrections show up on the Orion page, but not on the property tax page?

A: Orion data is updated nightly, and our property tax ownership is updated approximately every other week until the current tax bills are sent out (and then not until the next tax billing cycle). So any changes to your name, address or legal description will show up on the Orion page before they show up on the property tax billing page.

Q: When are tax bills sent out, and the current tax year records locked for editing?

A: Normally (there are occasionally exceptions), mobile home taxes are sent out in April, personal property taxes are sent out in May, and real estate taxes are sent out in October. Paperwork filed 90 days or fewer before the locking of records will be reflected on the next tax year record. No edits will be made to these records once the tax year is locked. Any changes will be made to the next tax year record.

PAYMENT INFORMATION:

Payments can be made:

  1. In person by cash, check, cashier's check, or money order without additional fees. A convenience fee is charged by a third-party processor for all debit/credit card transactions (2.5%).
  2. By mail by check, cashier's check, or money order. Include your stub to ensure proper credit. No paid receipt will be mailed. Please make sure the check is written for the correct amount, made payable to Yellowstone County Treasurer or YCT, signed, and your tax code is written on the memo line. The taxpayer is responsible for ensuring that a timely postmark is obtained for payments remitted by mail.
  3. Online by e-check (no convenience fee) or debit/credit card (2.5% convenience fee) at https://www.yellowstonecountymt.gov​/treasurer/.No paid receipt will be mailed. E-check payments are administered by Wells Fargo. Delinquent parcels CANNOT be paid by e-check.

Taxes on real estate and mobile homes may be paid in two halves. The first half is due on or before November 30th for real estate and May 31st for mobile homes of each year and the second half on or before May 31st in the following year for real estate and November 30th for mobile homes. If payment is not made before the due date, that half becomes delinquent. When either half becomes delinquent, a penalty of 2 percent is immediately added, plus interest at the rate of 5/6 of 1 percent per month until paid (interest is calculated daily). BOTH HALVES MAY BE PAID AT ONE TIME on or before the first half due date, if so desired.

For business personal property, if payment is not made on or before the due date, the taxes become delinquent. When the taxes become delinquent, a penalty of 2 percent is immediately added, plus interest at the rate of 5/6 of 1 percent per month until paid (interest is calculated daily).

WARNING! Delinquent taxes may result in the loss of your mobile home or business personal property! The Treasurer's Office is authorized by law to take into possession any personal property against which tax is assessed, or any other personal property in the hands of the taxpayer. The Sheriff's Office may proceed to sell it to collect the taxes levied (15-16-401 and 15-17-911 MCA). When paying delinquent taxes, please call the Treasurer's Office at (406) 256-2802 for exact amount.

NOTICE APPRAISAL AND AUDIT-STATEMENT OF RIGHTS

Montana Department of Revenue property valuation staff may legally enter private property to appraise or audit property for tax purposes. You or your agent have the right to be present when your property is appraised or audited. If you wish to make an appointment for the next tax year, call 406-896-4000 or write your local Department of Revenue office between December 1 and December 31 of this year.

PROTEST OR APPEAL YOUR TAX:

Information concerning the protest of your tax or appeal of your valuation can be found in the Montana Code Annotated, including sections 15-1-402 through 421, Title 15 Chapter 2 and Title 15 Chapter 15, or consult your tax advisor. General appeal information can be obtained from the Department of Revenue office at 406-896-4000. The protest and appeal process is the responsibility of the individual taxpayer. A DELINQUENT TAX CANNOT BE PROTESTED NOR APPEALED.
